Cottage's Los Angeles ADU Standard Plan
We're proud to be a partner in LA's standard plan program with our 750 sq ft Los Angeles Standard Plan (2BR/1BA). We hope that other cities follow LA's lead in expediting the ADU permitting process. Here is a quick summary of our plan and how it is used:
- If you'd like to use our standard plans, please reach out to us!
- Standard plans pre-approve certain parts of the permit documentation but require additional architecture work to add property-specific details.
- Minor, non-structural changes such as changes to window/door types and sizes and/or rotating the floor plan are allowed, but further floor plan / structural changes are not allowed when using a Standard Plan.
- We'll manage your permit process for speedy permit approval and will pass along your project to one of our expert General Contractor partners.

Why Standard Plans for ADUs?
Accessory Dwelling Units have quickly become a crucial part of California's approach to the state's housing crisis. Nowhere has the lack of affordable housing been more acute than the City of Los Angeles, which is required by state law this year to update its Housing Element
—a state-mandated plan that demonstrates how LA will meet its housing needs for the next eight years. Of particular note, the city must identify where 455,000 new housing units, including nearly 185,000 units for lower-income residents, can be developed.
With over 5,000
ADU permit applications being submitted in Los Angeles in each of the past 3 years and over 19,000 since 2015, ADUs are a critical pipeline for adding housing to the city. The launch of the Los Angeles Pre-Approved ADU Standard Plan Program
seeks to help accelerate ADU development to new heights.
“This program is about making ADUs more accessible, more affordable, and more beautiful — and making them part of the blueprint of our efforts to tackle our housing crunch and create more affordable communities citywide,” announced Los Angeles Mayor Garcetti
in March 2021.
About Cottage's 750 sq.ft., 2BR/1BA Standard Plan
This Los Angeles Standard Plan is just one example of the many comfortable and cost-efficient ADUs that Cottage has designed for CA homeowners. Our ADUs offer the flexibility to share independent living areas with family members and others, such as giving seniors a place to live once they require more care.
The efficient rectangular 750 square feet, 2 bedroom and 1 bath ADU is perfect for both rental income-minded homeowners and families looking for a secondary residence for more space. At 34ft by 22ft, the unit fits well in many Los Angeles backyards without overshadowing the existing home.
The front entryway opens into an open kitchen, dining, and living room, making the ADU feel expansive. This ADU floor plan is great for homeowners looking to maximize their existing backyard while encouraging Southern Californian indoor-outdoor living - letting in the morning breeze, hosting an afternoon barbecue, or taking in a gorgeous LA sunset.
On the inside of the unit, Cottage designed a full kitchen perfect for hosting and entertaining guests. Design details such as open shelving and corner under-counter cabinets are important storage features in smaller spaces like ADUs. One larger bedroom (~120 sq. ft) can fit a king bed and offers direct backyard access. The two bedrooms also share a generous bathroom with a full tub and in-unit stackable washer-dryer.
