Cottage was excited to work on this attached accessory dwelling unit (ADU) project that maximized rental income. The homeowner, Hai, was looking for a smart and efficient use of available space at his existing South San Francisco rental property. Despite a smaller backyard space available for this cottage, Hai sought to build as large a unit as possible to raise the rent potential of the property. The end result? An economical 2 bedroom, 1 bathroom unit at 614 square feet built to fit Hai's property manager needs, with the process managed by the Cottage team.
In the efficient 600-plus square foot unit, we were able to include two full bedrooms large enough to fit queen sized beds, a spacious living room space, a full kitchen with a full refrigerator and dishwasher, and a full bathroom.
The attached ADU blended directly into the existing building, minimizing the difficulty of the ADU utilities connection to maximize the ROI for Hai and maintain energy efficiency. Budget-efficient exterior finishes that matched the existing home struck the perfect balance between value and cost for the project.
Cottage worked with Hai to build an open kitchen, dining, and living space to offer a roomy living area. The ADU also includes high ceilings - a great bang-for-your-buck upgrade on ADU projects to create a spacious, airy feel in the efficient space. Quartz countertops, full-sized refrigerator, and a four-burner stove top power the kitchen space, while the floor-to-ceiling curbed tile shower brings a touch of luxury to the unit.
