Cottage designed this flexible and smart floor plan to fit within the new California ADU exemption that drastically reduces the hurdles and fees homeowners need to manage to permit and build their ADU. By designing the space at exactly 750 square feet, this 2 bedroom, one bathroom design ensures speedy permit submission and approval as well as an exemption from needing to pay thousands of dollars of impact fees. Not to mention that the unit looks fantastic in any backyard space!

The floor plan prioritized giving both bedrooms plenty of space — 100 square feet each — to fit in a queen bed along with full closets. Additionally, the inviting living and dining space creates a natural hang out spot for family, friends, tenants, or anyone enjoying the space. The unit includes a full kitchen with a dishwasher, as well as space for a stackable washer and dryer.

The friendly exterior gives the second home a cottage feel, with a gabled roof framing the ample window space to let in ample light. Speaking of light - this design included two skylights to take advantage of the South Bay sunshine to give the interior an airy, open feel.
